Elspinhope

Elspinhope sits in a wonderfully secluded position with privacy and beautiful views, on Cossarshill Farm 6 miles from the head of Ettrick Valley. A unique unspoiled area. This detached Single Story Cottage was purpose built for visitors in traditional style during spring 1999. It has white roughcast walls and slated roof. Easy car access to the door, own large parking area, garden & grounds including 3-acres of woodland and paths. The cottage overlooks the Cossarshill burn, & Ettrick Water (SSSI) runs approximately 200 meters from the door.

Outside the cottage: a post n' rail fence secures the garden area with picnic table etc. A path & steps lead down to the Cossarshill burn with seats by the rocky pools & waterfall. The woodland by Elspinhope has a mass of wild flowers (inc. orchids) & rare butterflies - a lovely place to be. Atlantic Salmon come into the pool below the cottage in autumn, and it makes a great place to Wild Swim in summer. Step out of the door and enjoy the peace and tranquillity of the unspoiled Ettrick landscape, or visit some of the Historic Border Towns and places of interest and great beauty. The area is ideal for walking, bird watching, fishing, cycling, mountain biking, touring by car, and relaxing away from it all.  
Dark Sky.  At night try astronomy - we have no light pollution & regularly see the International Space Station.

Cossarshill is a 1,400 acre hill sheep farm lying on the route of the Southern Upland Way (long distance walk). Guests have freedom of access to our land with many lovely walks on the hills & by the river. We are keen conservationists and constantly involved in projects around the farm - dry stane dyking, planting native woodland and many others. Cossarshill is in an Environmentally Sensitive Area (ESA). Wildlife seen by visitors on & around the farm include red squirels, badgers, brown hare, roe deer, foxes & otters. There are many species of birds - large & small & in autumn Atlantic Salmon come to spawn.  

Accommodation

Sleeps 4 in one double room & one twin room with ensuite (wheelchair access).  For the present-time I have shut off the 3rd bedroom with single bed.

The cottage was designed for Assisted Wheelchair Access.

Wheelchair friendly Twin bedroom with ensuite shower room, walk/wheel in shower & toilet.  
Double bedroom with vanity unit.

Both bathrooms have Showers & shaver sockets.
All beds are of high quality with duvets, pillows, & throws / covers.
Bed linen included in rent.  Please bring your own towels.

Family Bathroom with electric shower over bath, vanity unit, toilet & shaver socket on electric mirror.

Fitted Kitchen with dishwasher, 2 oven ceramic electric cooker with hood, microwave, large fridge freezer, a hatch through to the dining area.

Front door leading to vestibule and hall.

Back door leading to utility room with sink, washing machine, tumble drier, iron & board, walk in drying area designed for coats/boots etc.

Large sitting / dining room with 55" Wall Mounted Flatscreen TV.  All up to date streaming services available, please use your own login details & log out before you leave.  Watch our Wildlife Camera footage taken in the woodland by the cottage.
From the dining area new sliding french windows open out to a garden area with access down to the Cossarshill burn and a large expanse of open rolling hills beyond.

Every window has an enviable view - carefully planned - so that you can sit and enjoy the scenery & birds outside without leaving your chair or bed!  The cottage is thoughtfully furnished and regularly decorated with your comfort in mind. 

Heating: central heating & double glazing throughout.  To assist our policy to be 'Green" Solar thermal water heating with emmersion booster when needed.   New in 2022, 17 Solar Panels & a large 10k Puredrive battery.  
A cast iron stove in the living room with real flame effect, can be used with doors open or closed to give you the feel & atmosphere of a real fire but without the work involved!  Electricity to be paid at the going rate at the end of your stay.  
Free: Fast WiFi connection for your laptop / smart phone.   Mobile phone coverage locally from EE, O2 & Vodafone.  You can use your mobile on WiFi calling or for other digital communication.  We have Fibre to the door.

Pets - Max 1 very well behaved dog is welcome in Elspinhope from £35 per week.  Please ask before bringing your dog, strict house rules apply for dogs:  No dogs on the furniture or in the bedrooms & no dogs to be left alone in the cottage.
